Myself and 7 friends with two dogs stayed at this residence for a weekend away in the Peak District. It was a lovely space, with 4 large en-suite bedrooms exactly as shown in the pictures. Kitchen was fully stocked with everything that we needed, along with a spacious area featuring a large dining table and gaming area separate from another living room with TV. The house is situated in the countryside but only a very short (<5 min) drive from the nearest town Belper which has a nice mix of shops , restaurants and pubs. Philip was an excellent host who replied to us promptly and made our stay smooth and comfortable, addressing any questions we had. Would definitely recommend to any groups looking to explore the Peak District, and is very suitable for those with pets and/or children.

Philip and Jacki were fantastic hosts, made us feel really welcome and the house was lovely....big and roomy and plenty of space for our group of 9. Hot tub was lovely too, everything was clean and lovely decor.

Great house, perfect for our group of 12 adults. Easy to find with good parking for 4 cars. 4 large double rooms, 2 with an additional single bed, and 2 rooms containing 2 single beds each. 2 bathrooms with showers, along with 1 on-suite, and a single toilet. Large interior with dining room and lounge; everything you could ask for when hosting a large group. Darts and snooker table excellent extras and the hot tub was an amazing bonus! Excellent communication with hosts with clear instructions and knowledge of the local area. Local Coop shop and larger morisons with petrol station, all within a 10 minute walk. We visited the Italian Coco Chapel restaurant around the corner which was superb. Overall I would highly recommend and return if visiting the area.

We had a lovely time with some friends at Phillips house, we were greeted with some lovely goodies on arrival and couldn’t fault the amazing games and very well equipped kitchen. It had all we needed for a Sunday roast! Would definitely recommend to everyone friends/family gatherings

We stayed at the Bulls head for 2 nights, Phillip was extremely responsive to my questions prior to booking. The property is perfectly located in the middle of the village and close to all the pubs, restaurants and shops. Everything was clean and tidy and the facilities and location where perfect for the family weekend break we had planned.

We had a lovely couple of days spent here! The house is massive but still felt cosy and warm. Sat by the log fire was a dream. The kitchen had everything we needed. Would definitely recommend

We had a wonderful stay at the Annex! Everything was as described and more. I would definitely recommend this place to anyone who might consider finding a dog-friendly cottage for a large group of people. They had loads of boardgames to keep the kids busy, which was lovely. And nice public footpaths close by! Beautiful surroundings!

We had such a good stay at Philip’s place, it’s a beautiful place, there was 6 adults and a toddler there was so much space never felt cramped. The place was so well equipped, we cooked a meal one night, every utensil you needed in the kitchen, my daughter made me a birthday breakfast, everything we needed was there. We only booked the night before it was spotlessly clean and smelt lovely. Thank you Philip.

We were a large family gathering aged between 2 and 83 and there was something for everyone in the house. We had a fabulous stay and the hosts could not have been more responsive. This was the first time we'd visited St Bees and found it quaint and beautiful, the beach and village were in easy walking distance. The only downside to our stay was the aga in the kitchen wasn't working so it wasn't the cosy family space we were hoping for, that said we were provided with a heater and once everyone was in there the temperature soon warmed up. It's worth noting that the downstairs room next to the kitchen can get quite noisy so plan your sleeping spaces accordingly.. We would highly recommend this property for large gatherings and would love to visit in the summer months when we can make full use of the beach.

We Arrived to be greeted by the lovely host who showed us around. There was a lovely hamper on the side with some beers and wine in the fridge. The place was decorated with 2 Christmas trees and decorations all around. The place was very clean and tidy. We all agreed that the beds were very comfy in all the rooms. The beech is a short walk from the properties and a couple of local pub to chill out in. We didn't want for anything. Plenty of towels, toiletries and even dog towels and bowls aplenty. The five days we stayed there over Christmas we was lucky with the weather. Sun was out but a bit chilly. But I can imagine in the summer it would be even more amazing.

Great stay at Philip’s place. A group of 13 friends stayed for 2 nights for a 30th birthday getaway and this was perfect! Pool table, darts board, plenty of space. The place was clean with everything you need for a weekend. Great location with lots of hike options and great pubs and restaurants within walking distance. We stayed at Abby Farmhouse in St Bees for a weekend getaway as a group of four families (9 adults and 4 kids), and it was an absolutely wonderful experience. The property is spacious, clean, and very well-maintained, giving us plenty of room to relax and enjoy our time together. The location is fantastic — peaceful and scenic, yet just a short distance from the beach, which was a big bonus for all of us. There were lots of amenities and activities for the kids, which kept them happily entertained throughout the stay, while the adults enjoyed the comfortable common areas and the overall charm of the farmhouse. Overall, Abby Farmhouse was the perfect base for our group getaway. We had a great time and would happily return. Highly recommended!

We booked this house for a group of 11 of us and with 3 couples and 5 singles, everyone had their own room! The house was absolutely perfect for us in every way! The Kitchen/diner made for a perfect setting for the first night of catching up  and the second night for our murder mystery game! It was also away from the main bedrooms so quiet for those who went to bed/had a lie in but the ground floor bedrooms were perfect for the babies who went to bed and needed the monitors to be in range. The dogs also absolutely loved it and the provision of treats, bowls and towels was such a lovely touch, plus the short walk to the beach meant they were in heaven. The bedrooms and bathrooms were spotless with beautifully soft linen and towels and Jacki the host couldn't have done more for us. Thank you so much for having us - we didn't want to leave!

We booked 2 nights for a birthday celebration and could not have been happier. The property is absolutely outstanding and there was more than enough room for everyone. The hot tub was a great touch and big enough for us all. We had a lovely time and made it to the beach before high tide. It’s only a 15 min walk to the coast and the village had some nice pubs to get stuck into. Would absolutely recommend to anyone, the screen room made for an excellent Eurovision watching after a day on the coast. We were very well welcomed and felt like no ask was too big or small. Thoroughly enjoyed our days.

We had a wonderful time at Abbey Farm. The property was very well equipped with lots of space for us all. We enjoyed the use of the pool table, football table and the hot tub was fantastic. I can't thank Philip and his partner enough. The place was spotless, everything in working order, and hot tub heated. We even received a lovely welcome package. We got a little merry and stayed up later than planned, and Philip and his partner were very accommodating and polite despite us not adhering to the noise curfew.

Great short stay at the Bulls Head. Philip was very accommodating to a last minute booking and communicated promptly and clearly so that I knew what to do when I arrived. The building has loads of character and there are lots of nice amenities within the village. The surrounding countryside was stunning and just what I needed to unwind. The beds are comfortable and the rooms spacious. The addition of the air fryer in the kitchen was great as it made a quick meal easy. Great bonus with the hot tub, snooker and darts. Hope I can stay for longer next time and bring a bigger group

Stayed here for 2 nights for a family members 40th was absolutely amazing. The kids enjoyed themelves so much with the hot tub and pool table. Perfect location would definitely recommend.

Abbey farm was excellent, the host was very accommodating. There was lots to keep the kids entertained in the house and the beach was only 10 mins walk away. Our full party thoroughly enjoyed our stay. We loved it and would definitely come back!

16 of us stayed in this beautiful home! we arrived during the storm and despite the disruptions the hosts were so accommodating and offered us everything we might possibly need. They were also so flexible with check in due to the circumstances. The house was spotless and had all the things you would want. The home looked so much bigger in person with so many games and activities for us to use. The area was lovely and we took a trip to the manor inn, the food was unbelievable. The beach is also a close walk and is so beautiful, totally worth a visit. I couldn’t recommend staying here enough, the hosts and the home were just perfect, and we would definitely return :)

Excellent accommodation with plenty of space, amazing facilities within a really characterful property. Perfect for groups and celebrations, especially with hot tub and pool table etc. I’d also now consider this place for a family holiday as nice outdoor area and walkable to the coast. Communication was fantastic and that rally made the difference, with the messages and calls which were clear and friendly. Loved the local knowledge and appreciated the recommendations. Also lots of parking out the front which is helpful. Kitchen really nice and was a highlight.

Amazing stay as a family of 15. Very friendly host, who met us on arrival for a tour of the house. Location was good and we went to the Manor Inn for a drink. The house is so much nicer in real life and the pictures don’t do it justice! It has so much character and was clean throughout.
