The house was gorgeous and even bigger than expecting! It had everything we needed and Jackie and Philip responded very quickly and helpful at any queries - even when we left some items at the house and they helped ship them back to us! Would definitely recommend this stay, it was walking distance from Whitehaven centre and there was some lovely walks and beaches at short distances.

The property was lovely for a large group gathering. Very clean, centrally located to shops and pubs, and the welcome gift was gratefully received. The hosts were very accommodating, responsible and helpful. Thank you!

Great place for a family weekend and everyone had their own bathroom which was great. Minor issue with the shower but this is now being fixed. Not easy to find without What3Words so I would recommend using the app. The lounge furniture has changed since the photo was taken so it looks slightly different but still the same amount of seats. Everything was nice and clean and there were some lovely welcome gifts waiting for us. Plenty of entertainment for the children with the pool table etc. The kitchen was well equipped- it could just do with a few more water glasses but apart from that we had everything we needed to make a meal and there was plenty of fridge space too. Overall great stay and ideal for a large group.

Beautiful home, loved the hot tub! Good space in each room, comfy beds. Well located house with it being around supermarkets and fast food places. I have an EV so having a charging station close by was great. We came to visit Lake District, and this house is around 45-60 mins away from different parts of it. Hosts are very accommodating and helpful. Reply quick and make sure everything is good enough for us.

Fabulous house. So spacious and well equipped. Nine of us, 1 baby and a dog had lots of room. Would recommend this property and Jacki was really welcoming and helpful.

first of all, Philip was an incredible host. he was very accommodating to the changes we requested to our booking and was very easy to communicate with. we were then contacted by a woman named Jacki, who was also very lovely and gave us very clear communication regarding how to find the place and other details about the place. she made sure that we were able to check-in smoothly and also checked up on us the following day, which was a lovely gesture. as for the place - it was incredible and certainly one of the best places i’ve stayed in, which i’m sure will also be echoed by my friends who were with me. it was as described on the listing and probably even exceeded our expectations as pictures can really only show so much. everything was clean and tidy, the beds and sofas were comfortable, and just overall a very lovely and cosy place to stay in. 5 stars from us all around!

I booked this house for a 40th birthday weekend  away with the family.  Communication from Philip and Jacki was excellent prior to, during and at the end of the stay.  Jacki met us at the home to check us in early and allowed later departure - they were so accommodating.  She also left a 40th Balloon, card, wine and chocolates for my 40th Birthday - Thank you so much for the lovely gesture.  Bedrooms are huge and lovely decorated - everyone slept so well and beds were comfortable.  My 11 year old nephew loved playing table football in the games room (a dart board would have been great).  Some of the party enjoyed the hot tub outside which was very private with the high walls.  Managed to fit 3 cars parked in the side alley and for the other 2 cars there were 2 addition parking badges for the nearby hotel.  Everything from start to finish was fantastic and great communication by the hosts, would highly recommend.  Thanks for a great stay.

We had a brilliant time at the house for our annual family gathering.  Great location for exploring during the day and the time spent at the house was fantastic. The outside area is great for relaxing and indoors the pool table, dart board and table soccer are great fun.  We will definitely love to return someday

We had a long weekend for a family gathering of varying ages from 4 - 87. The house was down a long track however the what3words location took you right to the driveway so easy to find. We arrived with ease and check in was a lock box and super easy to do. We were even able to check in early as the cleaners had been and Philip gave us the thumbs up. The house was spotless throughout and the bedding was immaculate. The kitchen was well equipped for every day cooking. Each bedroom had an en-suite which was handy for us all. The garden was well played in by my daughter and even though it was on slope she had great fun. Our only wish was for some outside seating as my grandparents found it a bit tough getting up and down from the grass. The location was beautiful and surrounded by fields and public walkways into Belper itself. All in all we had a fabulous stay and Philip was a great host and even left some lovely treats for check in - thank you

Perfect for groups and celebrations, especially with hot tub and pool table etc. I’d also now consider this place for a family holiday as nice outdoor area and walkable to the coast. Communication was fantastic and that rally made the difference, with the messages and calls which were clear and friendly. Loved the local knowledge and appreciated the recommendations. Also lots of parking out the front which is helpful. Kitchen really nice and was a highlight.

Lovely big old house. Lots of amenities, lots of rooms and bedrooms all furnished well. Kitchen a really big size with table and plenty of chairs and lots of utensils and crockery. Games room great for the kids and everyone loved the hot tub. We were greeted at the door by Jacki who explained everything and gave some good advice on where to go and was always on call if we needed anything. We celebrated a 70th and a second birthday whilst we were there and Jacki surprised us with  cake, biscuits , wine etc which was really appreciated. Would love to stay again and would definitely recommend to any friends and family.

Myself and 7 friends with two dogs stayed at this residence for a weekend away in the Peak District. It was a lovely space, with 4 large en-suite bedrooms exactly as shown in the pictures. Kitchen was fully stocked with everything that we needed, along with a spacious area featuring a large dining table and gaming area separate from another living room with TV. The house is situated in the countryside but only a very short (<5 min) drive from the nearest town Belper which has a nice mix of shops , restaurants and pubs. Philip was an excellent host who replied to us promptly and made our stay smooth and comfortable, addressing any questions we had. Would definitely recommend to any groups looking to explore the Peak District, and is very suitable for those with pets and/or children.

Great house, perfect for our group of 12 adults. Easy to find with good parking for 4 cars. 4 large double rooms, 2 with an additional single bed, and 2 rooms containing 2 single beds each. 2 bathrooms with showers, along with 1 on-suite, and a single toilet. Large interior with dining room and lounge; everything you could ask for when hosting a large group. Darts and snooker table excellent extras and the hot tub was an amazing bonus! Excellent communication with hosts with clear instructions and knowledge of the local area. Local Coop shop and larger morisons with petrol station, all within a 10 minute walk. We visited the Italian Coco Chapel restaurant around the corner which was superb. Overall I would highly recommend and return if visiting the area.

The property is perfectly located in the middle of the village and close to all the pubs, restaurants and shops. We had a wonderful stay at the Annex! Everything was as described and more. I would definitely recommend this place to anyone who might consider finding a dog-friendly cottage for a large group of people. They had loads of boardgames to keep the kids busy, which was lovely. And nice public footpaths close by! Beautiful surroundings!

We had such a good stay at Philip’s place, it’s a beautiful place, there was 6 adults and a toddler there was so much space never felt cramped. The place was so well equipped, we cooked a meal one night, every utensil you needed in the kitchen, my daughter made me a birthday breakfast, everything we needed was there. We were a large family gathering aged between 2 and 83 and there was something for everyone in the house. We had a fabulous stay and the hosts could not have been more responsive. This was the first time we'd visited St Bees and found it quaint and beautiful, the beach and village were in easy walking distance. The only downside to our stay was the aga in the kitchen wasn't working so it wasn't the cosy family space we were hoping for, that said we were provided with a heater and once everyone was in there the temperature soon warmed up. It's worth noting that the downstairs room next to the kitchen can get quite noisy so plan your sleeping spaces accordingly.. We would highly recommend this property for large gatherings and would love to visit in the summer months when we can make full use of the beach.

We Arrived to be greeted by the lovely host who showed us around. There was a lovely hamper on the side with some beers and wine in the fridge. The place was decorated with 2 Christmas trees and decorations all around. The place was very clean and tidy. We all agreed that the beds were very comfy in all the rooms. The beech is a short walk from the properties and a couple of local pub to chill out in. We didn't want for anything. Plenty of towels, toiletries and even dog towels and bowls aplenty. The five days we stayed there over Christmas we was lucky with the weather. Sun was out but a bit chilly. But I can imagine in the summer it would be even more amazing.

The cinema room was perfect as a male shift crèche and chill out area once we baby proofed it. Philip also reached out regularly on here to see if support was needed and everything was okay.

We stayed at Abby Farmhouse in St Bees for a weekend getaway as a group of four families (9 adults and 4 kids), and it was an absolutely wonderful experience. The property is spacious, clean, and very well-maintained, giving us plenty of room to relax and enjoy our time together. The location is fantastic — peaceful and scenic, yet just a short distance from the beach, which was a big bonus for all of us. There were lots of amenities and activities for the kids, which kept them happily entertained throughout the stay, while the adults enjoyed the comfortable common areas and the overall charm of the farmhouse. Overall, Abby Farmhouse was the perfect base for our group getaway. We had a great time and would happily return. Highly recommended!

We booked this house for a group of 11 of us and with 3 couples and 5 singles, everyone had their own room! The house was absolutely perfect for us in every way! The Kitchen/diner made for a perfect setting for the first night of catching up  and the second night for our murder mystery game! It was also away from the main bedrooms so quiet for those who went to bed/had a lie in but the ground floor bedrooms were perfect for the babies who went to bed and needed the monitors to be in range. The dogs also absolutely loved it and the provision of treats, bowls and towels was such a lovely touch, plus the short walk to the beach meant they were in heaven. The bedrooms and bathrooms were spotless with beautifully soft linen and towels and Jacki the host couldn't have done more for us. Thank you so much for having us - we didn't want to leave!

We booked 2 nights for a birthday celebration and could not have been happier. The property is absolutely outstanding and there was more than enough room for everyone. The hot tub was a great touch and big enough for us all. We had a lovely time and made it to the beach before high tide. It’s only a 15 min walk to the coast and the village had some nice pubs to get stuck into. Would absolutely recommend to anyone, the screen room made for an excellent Eurovision watching after a day on the coast. We were very well welcomed and felt like no ask was too big or small.
